“How fast can you sell my home?” – is a legit question that any client might ask you. As a realtor, you need to have prepared a quick answer to this, or else you will lose them as a client. So, what is the answer to this question you are able to give, but make sure it does not consist of lies?

“Instantly,”

“According to the demand of the market, I’d say in about three months or less.”

… or something else you can come up with.

You do know that every answer needs to be supported by arguments, right? So, what would you explain to your client if you promise to sell their home fast? How will you do it?

If you are feeling stuck and scarce on ideas, here are some suggestions that will help you out to make a deal.

By targeting the potential online audience

Make sure your client knows that more than 95% of people start their search for a new home online. This means that the promotion you are going to put on the web is crucial in making them potential buyers. What you present to them must be different, to stand out from the rest and show the full potential of the house on sale.

To do so, you need a good virtual staging designer who will create staged photos of rooms in different styles to appeal to a larger group of people. Virtual staging is an excellent technique that transforms the empty room into a fully furnished room. It basically stages it digitally, and given the fast completion of the digital representation, you can immediately use the photos to start promoting the house on the net.

By showing the room in several different styles, for example, the Scandinavian style, the mid-century, the contemporary, the futuristic, the shabby-chic, etc., you will be able to attract people with different tastes from the target audience and increase the chances of a faster sale.

So, staging your home for a quick sale doesn’t have to mean that you must hire a whole staging company and real furniture, because the online seekers for a home won’t be able to see it live. They will browse through the offered options online and choose which ones are worth their time.

By increasing the price of the house

How is this connected to a fast sale? you might wonder. Well, by increasing the price of the house, you will have more freedom to play with the price and decrease it for the benefit of the homebuyer. They will see the “new, decreased” price as a bargain and would be much more interested in finding out more about it. It is, in a way reverse psychology that works every time.

On the other hand, a high price that can be justified with the features of the house is often more attractive than a low price. The low price immediately signals that something “must be wrong with the house,” and it might make the home buyer give up pursuing the idea of discovering some more.

By increasing your self-confidence

Of course, it is easier said than done, but in order to sell a house, you must be really confident in yourself and your convincing skills. If you don’t believe that you can sell the house, how could someone else believe that you can? Working on convincing tactics is always beneficial, and keeping up with the latest real estate trends is something you must do on a daily basis.

The bottom line

All things considered, building an attitude towards fast closing the deal is crucial. Equipped with the right techniques that prompt a fast sell and a certain amount of self-confidence will get you there – closing a deal so fast in the blink of the eye.
