Japanese architects perhaps face one of the greatest challenges when it comes to constructing real estate, given the site constraints within they must confine their work.

No place is this more true than in Tokyo, and in this short video courtesy of National Geographic, “the Penguin House” , the architect, Yasuhiro Yamashita, ingeniously demonstrates how light, sight lines and height can all be manipulated to give the illusion of greater space.

No room is greater than 200 sq ft and yet the real estate always has a sense of openness.
