The oldest trick in the real estate book is to bake biscuits just before a showing. This cancels out any unpleasant odours and makes your home appear inviting.

Pack away personal items

Packing away your family photos and personal items is one of the cheapest and easiest changed you can make to your home. Prospective buyers will likely find it difficult to imagine living there while looking at photos of your dogs and children. They’ll also struggle to connect with a hobby or interest they don’t share. So, pack away the comic books and your collection of bicycles currently decorating the lounge walls.

Clear clutter

This is difficult because you love your things. But a new owner won’t necessarily have the same taste in books or music, and this could impede the sale. Some staging experts recommend clear away 90 percent of your clutter. This means kitchen and bathroom counters should be clear, garages should be empty of boxes and cupboards should have some breathing room to appear spacious.

Rearrange rooms

Each room should have a clear purpose. If you’ve been using that small room at the back of your home as an office/guest room/storage space, now is the time to give it one function. A home will always benefit from having an extra bedroom. Clear out everything in the room which shouldn’t be there. If you don’t have a bed, borrow one from a friend or family member. Buy new and attractive bed linen and arrange the room to look like a simple guest room.

Enhance curb appeal

A number of buyers drive past homes before viewings to make sure it’s worth their time. An attractive exterior could make all the difference in securing that viewing. The exterior of your home should be neat and clean. Mowing the lawn, planting flowers, pressure cleaning the exterior and arranging outdoor furniture all help your home appear more inviting.

None of these tips are going to cost you big bucks to implement, but they could make all the difference in selling at the right time and at the right price.
