As a seller, you realize that you’re obligated by law to disclose all your house’s defects to the buyer. As much some people might want to operate on the “what you see is what you get” concept, well, it doesn’t quite work that way. It’s grossly illegal and you could face some bad music for it. You don’t want that. Also, you’ve to make sure that the “selling house as is” is clearly spelled out and supported in the sale contract.

Get a credible house inspector to inspect the house and make a list of all the defects – including those invisible to the buyer during their visit. This report will be presented to the buyer too. The last thing you want is a buyer suing you after the sale and claiming that you never told them about the real condition of the house. Who needs such embarrassing lawsuits, anyway?

Move Out In Time

If you’re really serious about selling your house, then it’s obvious that you should be prepared to move out when the timecomes. You can’t sell a house to a willing buyer and then continue sticking around like you’re still the landlord. If you’re not ready to move out immediately, you may seek an agreement with the buyer to allow you sometime, usually around 30 days, to pack up and relocate before they can replace you as the new resident.
